IF YOU are about to invest in an apartment its layout is one of the most important factors that you must not neglect as it may make or break the investment value in future. Differentiating between a good layout flat vs bad layout flat is not rocket science but there are four thumb rules that a good layout flat always offers.
- Ventilation – Do a test, when you enter the apartment just switch off the lights, fans and AC’s now, observe is the apartment still bright enough? Is it airy? And does it give a comfortable vibe? If any of the above answers is no then it’s a bad layout as a good layout flat never fails to offer proper ventilation and light at any given point.
- Space to move around – in a good layout flat there is always ample room to move around easily no matter how small or large square feet it’s built up on. There will be enough space between rooms, wardrobes will be placed properly and it will be good-sized doors, balconies to stretch and observe and proper design of toilets.
- Practical – if any apartment looks too good but doesn’t serve any purpose when it comes to livability it’s a showpiece and not your next home, period. Make sure the flat is practical enough to raise a family there. Master bedroom must be secluded, A servant quarter ( if there) must be close to kitchen and not adjoining any other bedrooms, a separate entry for domestic help, kitchen must be airy to avoid any gas mishaps etc.
