5 Reasons to Check the Builder before buying a flat or villa

There are builders and then there are ethical business houses that are committed to deliver finest homes to live and recreate. Fake one’s are those who make false promises just to sell the property as soon as possible and never look back as in what conditions the residents are.   1. Low Maintenance Cost – Every housing society/project charge a certain amount for building maintenance and residents need to pay in order to keep things working. They not only give all the promised amenities but also make sure to give best in class so that the residents shall use and enjoy them for years to come.

  • Adequate water supply: Builders commit that there will be no shortage of water in your building and keep up their words until there are fewer occupants in the premises but as the occupancy increases by the time the requirement of water increases gradually and then life becomes a nightmare for the residents. When buying a flat or villa always make sure that there will be adequate water supply forever and you do not have to rely on water tankers/suppliers for daily water needs. There must be at least a government water supply line or multiple tube-wells in the project to keep water supply steady for years to come.
  • Dedicated Sewage Treatment: Before buying a flat or villa in any project another important factor to consider is to have an in-house STP as its illegal to dispose your waste water to open lands in Rajasthan and most of other provinces. A dedicated sewage management is of utmost importance in any project otherwise you end up paying for waste management from your pocket or worst you might have to live with a foul smell all the time.
  • Resident Welfare Association : Many a times the builders charge a onetime Interest free maintenance charge and make a fund out of it, handing it over to the resident welfare society which in turn utilize that fund for maintenance and adding facilities in the premises. Having said that, most of the builder never make any resident welfare society and instead use the money for personal and keep making false promises to the residents.
