Most buyers spend months comparing floor plans, balconies and tile finishes, and then take the keys without ever asking for this one paper. These three get mixed up constantly. They do completely different jobs.
- Completion certificate: the authority says the building is legally complete.
- Possession letter: the builder tells you your specific flat is ready and invites you to take handover. It is a letter from the builder, not from the government.
- Sale deed: the legal document that transfers ownership of the flat to your name.
A possession letter without a completion certificate is a builder's word, nothing more. A sale deed proves the flat is yours, but it says nothing about whether the building was constructed as approved.
