Existing offices, malls and hotels already generate footfall, so you are not betting on an empty corridor becoming something.
Commercial value follows footfall, and footfall follows a station. Buying during construction is what captures the gain.
C-Scheme
The central business district, and the safest place to buy commercial real estate in Jaipur. It carries the highest rents and DLC rates, established demand from offices and professional services, and very little new supply. Vacancy risk is low, entry cost is high, and bargains do not exist.
Malviya Nagar
A planned layout with IT offices, hospitals and organised retail along JLN Marg. It suits clinics, consultancies and mid-sized offices, offering strong demand without central-district pricing. A reliable middle option.
Vaishali Nagar
A dense residential catchment that generates genuine neighbourhood footfall. This is where a commercial rental works best for everyday retail, clinics, coaching and service businesses rather than corporate offices. The customers live within walking distance, which is the most durable kind of demand.
Ajmer Road
The long-horizon play. Land near Bhankrota and Sanganer has reportedly risen around three and a half times over the past decade, helped by NH-48, Ring Road access and Mahindra World City. Note the timeframe: a decade. Suited to buyers who want land and warehousing rather than immediate rent.
Sitapura
The industrial and SEZ belt, and the lowest entry point into a working commercial market. Warehousing, storage and small service units draw demand from an established workforce, supported by the operational southern Ring Road arc of about 47 km. Modest appreciation, but steady occupancy.

Budget for the tax load too. An under-construction commercial unit carries 12 percent GST with input tax credit for a GST-registered buyer, a ready or resale unit with an occupancy certificate carries none, and commercial rent attracts 18 percent GST.
