A father passes away without a will. His flat now belongs equally to his wife, two sons and a daughter. The daughter, settled in another city, wants her share to go to her mother. The paper that makes this happen is a Relinquishment Deed.
Most families in Jaipur know this document by another name: haq tyag patra. Lawyers also call it a release deed. Whatever the name, a relinquishment deed does one specific job. It lets a co-owner give up their share in a property in favour of the other co-owners. This guide explains what it means, who can use it, what it costs in Rajasthan, how to register it, and the mistakes that get families into trouble.
Relinquishment Deed Meaning in Simple Words
Think of a property as a cake shared by four people. Each person holds one slice. A relinquishment deed is one person saying, "I do not want my slice. The rest of you can have it." Once the paper is signed and registered, that person's share is gone, and the remaining owners hold the whole cake between them.

Registration runs through the epanjiyan portal and the local Sub-Registrar office.
Step 1: Establish the shares. Before anyone can release a share, the shares must exist on paper. For inherited property, this usually means a legal heir certificate or a succession certificate from the Tehsildar or court, listing every heir.
Step 2: Get the draft prepared. A lawyer drafts the deed. If several heirs are releasing at once, one deed can cover all of them.
Step 3: Collect documents. You will need:
